September 18 - NNN Economics, Save Compatibility & Dynasty Fixes
Another Family Office Simulator update is live. This one ended up being a much deeper correction than I originally expected. The main work is around NNN property economics, older-save compatibility, and a Dynasty/succession state issue reported by a player. NNN ACQUISITION & OPERATING ECONOMICS I found a structural inconsistency in how single-tenant NNN properties moved from the AcrePilot listing into an owned property. A listing could advertise one NOI, but after acquisition the signed lease and operating totals could be initialized from a different gross-income basis. That could make the property's income jump immediately after closing and then flow into valuation and financing. That has been corrected. • New NNN acquisitions now establish the signed lease, gross income, NOI, valuation inputs, and financing from one consistent economic model. • NNN properties are treated as the single-tenant assets they are modeled to be. • Fresh acquisitions, financing, valuation, lease renewal, vacancy, and re-leasing now use the same operating authority. • Malformed or unusual unit-count data from older saves can no longer multiply or zero out NNN income. EXISTING NNN SAVES I spent a lot of time making sure this did not "fix" older properties by silently rewriting legitimate historical results. Existing owned NNN properties from older builds preserve their historical gross income and NOI when the save is loaded. Those values remain stable through ordinary month closes until something real happens to the lease, such as a renewal or vacancy. When an actual lease transition occurs, the property moves cleanly onto the current lease-based model. You do not need to start a new game. DYNASTY / SUCCESSION A player save also uncovered a separate Dynasty-state problem. In certain later-generation saves, valid succession and Dynasty evidence could exist while the game failed to recover the established state correctly. The ceremony could also tell the player to "Open Headquarters" or say t...Read full article on Community Announcements (vitalisinteractive)Patch NotesOfficial
September 14 - Closing Reliability, Save Durability & Marketplace Update
Another Family Office Simulator update is live. This one is a mix of deeper reliability work and some improvements you can actually see immediately in AcrePilot. MONTH-END CLOSING & FINANCIAL STATE I tracked down another edge case that could cause a valid long-running save to fail when closing the month even though the underlying financial state was legitimate. This was not the same problem as the previous AcrePilot closing fixes. In this case, older Banking activity could leave completely valid cent-level balances that one of the recovery checks was treating too aggressively. That has been corrected. I tested the correction against the actual affected player save that uncovered it. The same save can now complete Close Month, save successfully, exit normally, and reload with the corrected state preserved. The wider financial-integrity work in this build also strengthens save and transaction handling around high-value financial actions, older transaction history, exact-cent balances, and retry/relaunch behavior. MARKETPLACE / ACREPILOT • Fixed the Marketplace offering brief layout at 150% UI scale so listing text and representative property information no longer overlap. • Added representative property imagery for self-storage, single-tenant retail, and medical-office listings. • Multifamily listings continue to use representative apartment imagery. • Portfolio imagery is clearly identified as representative rather than implying that one building represents the entire portfolio. DAYS ON MARKET Marketplace listings now age by the actual number of days in the simulated month instead of treating every month as exactly 30 days. So January adds 31 days, April adds 30, February adds 28 or 29 depending on the year, and so on. Existing saved listing ages are preserved. This change applies prospectively as you continue playing. OTHER RELIABILITY / PRESENTATION WORK • Improved literal text handling in Property Management and Mail so player/imported text is displayed safely and...Read full article on Community Announcements (vitalisinteractive)Patch NotesOfficial
September 9 - AcrePilot Closing Authority Fix
Another AcrePilot closing fix is live. A few players were still able to reach the final step of a valid acquisition, choose their closing terms, and then get the generic: “The requested negotiation action could not be completed from the current authoritative state.” This was a different edge case from the ones corrected in the previous updates. I tracked this one down using an affected player’s actual save. The problem was in how the closing system associated the current settlement with older negotiation receipts. A save can legitimately contain completed deals, withdrawals, and previous negotiations. In a specific state, an older ordinary receipt could be mistaken for evidence belonging to the current closing. The game correctly refused to make a partial or uncertain transaction, which protected the save, but the result was that a completely valid purchase could get stuck at the final Close the Deal step. That has been corrected. WHAT CHANGED • Valid accepted acquisitions can now complete when older negotiation and withdrawal receipts exist in the same save. • All-cash and financed closings preserve the exact accepted terms and settlement identity. • Existing 1031 exchange evidence, credits, allocations, tax basis, and deferred gain checks remain strict. • Duplicate and stale closing actions remain blocked so a purchase cannot be charged or created twice. • Existing saves and already-accepted deals are supported. I tested this against the current export from a player who was still stuck after the previous patch. On the previous public build, their surviving accepted deal reached final closing and returned the authoritative-state error. On this build, that same accepted deal completed normally, saved successfully, and remained completed after export and relaunch. I also tested the correction through all-cash, financed, 1031, save/reload, and repeated-action paths in the packaged Windows build. YOU DO NOT NEED TO START OVER If you are currently stuck on an accepted A...Read full article on Community Announcements (vitalisinteractive)Patch NotesOfficial
September 8 - AcrePilot Closing & Financing Follow-Up
Another Family Office Simulator update is live. A few players were still running into two frustrating AcrePilot problems after the last closing update: • a valid property purchase could still fail with the generic “authoritative state” message; and • Preview / Continue to Financing could sometimes appear to do nothing. They turned out to be two separate issues hiding behind similar symptoms. ACREPILOT CLOSING / 1031 EXCHANGE CREDIT I found a closing case involving an in-game 1031 exchange credit. The acquisition itself could debit the correct cash, apply the exchange credit, and produce consistent balances, but one final settlement-journal check was still expecting only the gross cash-to-close movement. That meant a perfectly valid closing could get rejected after a prior qualifying property sale. That has been corrected. The game now reconciles a legitimate exchange credit as part of the completed settlement while still requiring the player to have enough cash to fund the purchase before any credit is applied. FINANCING SCREEN I also found a separate financing-access problem. A valid checking balance could occasionally contain a tiny internal decimal representation difference after normal gameplay. The amount displayed to the player was correct, but the financing screen could reject that value before Preview Financing or Continue to Financing even opened. That has been corrected too. Current checking balances are now safely interpreted to the cent for this purpose, while purchase prices, historical transactions, settlement evidence and other financial authority remain strict. EXISTING SAVES Existing saves are supported. If you were stuck on an AcrePilot closing or clicking Preview / Continue to Financing did nothing: • update the game; • reopen the same save; • try the same deal again. You should not need to withdraw from the negotiation or start a new campaign. One of the reports included an especially useful reproduction sequence: start Standard, assume the inher...Read full article on Community Announcements (vitalisinteractive)Patch NotesOfficial
September 5 - AcrePilot Closing & Mortgage Lifecycle Fix
Another Family Office Simulator update is live. This one took longer than I wanted. After the August 31 AcrePilot hotfix, a few players were still able to hit the same generic “authoritative state” error even though they had enough money to close the deal. Once I started tracing those saves, it turned out there were a couple of deeper issues underneath that same message. The biggest one involved mortgage history. A property could be acquired with financing and then later be legitimately paid off, refinanced, reach maturity, or be sold. The game was still treating some of that original acquisition mortgage information like the old loan had to remain active forever. That could make a completely valid later AcrePilot closing fail, or make Close Month fail after something like an early mortgage payoff. That has been corrected. I also found a separate closing edge case involving checking balances with cents. A valid cash balance could pass the actual economics of the deal but still get rejected by one of the settlement safety checks because of how the balance was being represented internally. That has been corrected too. This update covers: • Early mortgage payoff followed by Close Month • Mortgage maturity and balloon payoff • Refinancing and replacement loans • Selling a financed property and later buying another property • Later all-cash and financed acquisitions • NNN all-cash and financed closings • Existing saves with older acquisition and mortgage history • Valid checking balances that include cents • Save, quit, relaunch and continued month-close behavior after these actions I tested this against the actual player saves that helped uncover the problem, along with previous-public saves and a much wider packaged-build regression matrix. Existing saves are supported. You do not need to start a new game. If you were stuck on an AcrePilot closing, update the game and try the same save and deal again. You should not need to withdraw from the negotiation or start over. ...Read full article on Community Announcements (vitalisinteractive)
